Key numbers

According to Remodeling's 2025 Cost vs. Value Report, an asphalt shingle roof replacement in the Mountain region cost $28,475 on average and recouped 71.7% at resale (Remodeling / JLC (Zonda), 2025).

On our Denver projects, a new slate roof has typically cost $8,000 to $30,000, which works out to about $400 to $1,500 per roofing square (100 square feet). The low end reflects smaller roofs, relaid slate or lighter products; the high end reflects large roofs in premium natural stone. Material grade, roof size and shape, flashing work, and whether existing slate can be reused move the number most. Use this as a planning range, not a quote; a measured inspection gives you the real price.

What moves a Denver slate price

FactorEffect on cost
Slate grade and thicknessThicker, harder slate costs more and lasts longer.
Natural vs syntheticSynthetic slate is lighter and usually costs less.
Reuse of existing slateRelaying sound slate over new underlayment saves the cost of new stone.
Roof shapeTurrets, valleys, dormers and steep pitches are slow, hand-cut work.
FlashingCopper or heavy-gauge steel valleys and chimney flashing add cost and are what keep slate dry.
StructureNatural slate is heavy; a house framed for shingles may need reinforcement.

What Denver’s roofing code adds to the bid

The City and County of Denver’s Roofing Guide and Checklist (updated April 2024) shapes several line items:

  • Permit. A repair larger than 10 percent of the roof or two roof squares, whichever is smaller, needs a permit, so a slate replacement is permitted work.
  • Reuse. Existing slate, clay or cement tile can be reinstalled if not damaged, broken or deteriorated, and existing flashing must be replaced when it is rusted, damaged or deteriorated.
  • Layers. Where two or more layers of any roof covering exist, the roof must be removed to the deck.
  • Insulation. If the old roof has no insulation in the cavity and the sheathing is exposed during reroofing, the code calls for insulation above (R-30ci) or below (R-38 flat, R-49 attic) the sheathing. That can be a real cost on older homes.
  • Asbestos. Older roofing must follow the state health department’s rules for a certified asbestos inspection and removal, and the city may ask for proof.

Is slate the right call?

Slate can last generations and suits Denver’s historic homes. It is a poor fit if the framing cannot carry it or you plan to sell soon. Compare tile roof costs in Denver, the lighter synthetic cedar option, and metal roof costs in Denver. For a standard shingle roof, see the cost of a roof replacement in Denver.

Frequently Asked Questions

Can I keep my old slate and just replace what is under it?

Often, yes. Denver's roofing guide allows existing slate, clay or cement tile to be reinstalled if it is not damaged, broken or deteriorated, while deteriorated flashing has to be replaced. On an older Denver home with sound slate, relaying it over new underlayment and flashing can cost far less than new stone.

Why are Denver slate quotes so far apart?

Because grade, thickness and origin of the slate vary a lot, and because some bids include new copper or steel flashing, underlayment and snow guards while others do not. Line up the bids by those items before comparing totals.

Does a slate roof need snow guards in Denver?

On slopes above doors, walkways, decks and lower roofs, they are a good idea. Slate is smooth and sheds snow in sheets. Snow guards hold it in place so it melts off gradually.

Will the city inspect my slate roof?

Yes. A Denver roof replacement is permitted and inspected, and a failed inspection means corrections and a $100 re-inspection fee under the city's roofing checklist. A crew that knows the checklist avoids that.
