The cost most bids bury: weight
Tile is heavy. If you are switching from asphalt shingles to tile, the framing and decking have to be checked for the added load. The City of Austin exempts from permits only the replacement of a roof covering that “does not adversely affect the roof structure.” Reinforcing rafters is structural work, so it falls outside that exemption and adds both permit and engineering cost. Replacing more than 128 square feet of decking also needs a permit. Ask every bidder whether they checked the structure, and get it in writing.
If you already have tile, reroofing is usually cheaper than a first-time conversion: the house already carries the load, and sound tiles can sometimes be lifted, the underlayment replaced, and the tiles relaid.
Other price drivers in Austin
- Clay vs concrete. Clay generally costs more than concrete but holds its color longer.
- Underlayment. The underlayment does the waterproofing, and a heavy-duty one costs more up front. Austin heat bakes the layer under the tile, so this is not the place to save.
- Roof shape. Every hip, valley and wall line means cut tiles and custom flashing.
- Wildland-Urban Interface. In the city’s WUI zones, a roof replacement of 50 percent or more must be done as a full replacement with a Class A roof assembly. Many clay and concrete tile systems can meet that, but confirm the rating for the exact product.
- HOA rules. Many Austin-area HOAs control tile color and profile. Get approval before ordering, because tile is often made to order.
- Texas tax. Labor on residential remodeling is not taxed in Texas; materials are.
Is tile worth it?
Tile can last 50 years or more with maintenance, it does not burn, and it suits Mediterranean and Spanish-style homes common around Austin.
