This is a common question that we hear, but there is no common answer. Each roof’s condition is unique, and needs to be carefully looked at in order to determine whether replacement shingles are needed, or if an entirely new roof is needed.
When Does an Asphalt Shingle Roof Need to be Replaced?
Typically, an asphalt shingle roof will last roughly 20 years unless it was installed improperly, or a severe hail storm damaged the shingles. Each roofing system is unique, however, and I encourage you to use the instructions found in the rest of this post to get an idea of your roof’s health.
Specific things to do and look for before water stains appear on your ceilings:
Are there a large amount of granules in your gutters?
Commonly, when shingles age and begin to deteriorate at a quicker rate, a large amount of the small granules on shingles will begin to pile up in your gutters. If this is the case in your gutters, take a closer look at the actual shingles.
Are there any penetrations?
When looking closely at your shingles, are there any penetrations that go all the way through the shingle? Even small penetrations can cause leaks, so look closely.
Can your see light coming through your roof from your attic (are there holes)?
Climb up into your attic with a flashlight, and take a look around. Can you see any holes or existing gaps? Are there any water stains, or instances of mold growing? If so, take note of where they are, and climb onto your roof for a closer look, but be careful!
Are there already water stains on your ceiling or walls?
If yes, immediately take action! Mold is not something that you want to ignore. If there is water stains on your ceiling or walls, there is a leak. At minimum, the extent of the water damage needs to be addressed, and the leak fixed.
