Replacing your roof is worth it when the old one is near the end of its life or badly damaged, and the benefits are concrete: it stops leaks before they reach the structure, brings the roof up to today’s code, may lower your insurance costs if you choose hail-resistant materials, makes the house easier to sell, gives you a chance to fix attic ventilation, and starts a new manufacturer warranty. It is not worth it on a sound roof just to change the color or chase a small energy saving.

Protection: the benefit that pays for itself
A roof at the end of its life lets water reach the decking, insulation and drywall, and those repairs add up quickly. If you are not sure the roof is there yet, how to tell it is time to replace a roof has a quick repair-or-replace test.
Code items that come with the job
PPRBD rules require every asphalt reroof in the Pikes Peak region to remove all old layers, add drip edge at eaves and rakes, use Class A roofing inside the City of Colorado Springs, and add an ice barrier on homes above 7,000 feet. Many older roofs have none of these. You get them with the new roof.
Insurance: ask before you choose
Hail-resistant roofing can earn a premium discount or deductible savings with some insurers. The Colorado Division of Insurance suggests asking your company or agent what is available before you choose the material. Whether a Class 4 roof pays off for your household is worked through in is a Class 4 roof worth it.
Energy: a modest benefit, done right
The U.S. Department of Energy says it is rarely economical to replace a mechanically sound roof just to increase its reflectance, and that cool roofs save the most in hot climates. When to wait
