Roof Replacement: How to Know It Is Time, and What the Job Involves

A replacement is the biggest roofing decision most homeowners make. These guides cover the why, the when and the how, so there are no surprises.

Replace a roof when repairs no longer make sense: the shingles are worn out across most slopes, leaks keep coming back, storm damage is widespread, or the roof will not pass a sale or an insurance review. Some homeowners also replace early to upgrade to Class 4 shingles, to fix attic ventilation or before selling. A replacement includes tear-off, any decking repairs, underlayment and ice barrier, flashing, vents, the new roof, the permit and inspections. The guides below cover each stage.

Is it time to replace?

Not sure yet? Cost to Replace a Roof vs Cost to Repair It weighs the two, and our roof repair guides cover the repair side.

What it costs

Replacement costs by market are in Colorado Springs, Denver and Austin, with every material in our cost guides. If a storm caused the damage, start with our insurance claim guides.

Frequently Asked Questions

Why does a replacement project take longer than install day?

Install day itself is short compared with the whole project; its length depends on size, pitch, weather and how much decking needs replacing. Permits, material orders, insurance steps and inspections add time before and after, which is why the whole project runs longer than install day.

How should I get my house ready for a reroof?

Not for the whole day, but it helps to be reachable. Move cars out of the driveway, take fragile items off walls that share the roof, and keep pets and kids clear of the work area. Our install-day guide has a full checklist.

Is a new roof a good investment before selling?

Often. A worn or damaged roof can stall an inspection or a buyer's insurance quote. A new roof with a registered manufacturer warranty removes that objection. Whether it pays back depends on the house and the market.
