What causes most summer roof problems in Colorado Springs is one of three things, and which ones need a repair depends on the symptom: strong sun and heat that age asphalt (curling, cracking, blistering and granule loss), thunderstorms that bring hail and wind (bruised, lifted or missing shingles), and heavy rain that finds any weak flashing or clogged gutter. National Weather Service normals put the average July high at 86.5 degrees and make July and August the wettest months of the year here, so problems tend to show up together. The table below matches the symptom to the cause and tells you whether it needs a repair.
Summer symptoms, causes and what to do
| What you see | Likely cause | What to do |
|---|---|---|
| Shingle edges curling up or the middle cupping | Age, heat, or a hot attic below | Inspection; check attic ventilation |
| Small bubbles or pockmarks in the shingle surface | Blistering from heat and trapped moisture | Inspection; can be a warranty issue on a young roof |
| Granules piled at downspouts | Wear from sun, or hail knocking granules off | Inspection, especially after a storm |
| Dark circular spots, soft to the touch | Hail bruising | Photograph, then inspection; may be a claim |
| Lifted, creased or missing tabs | Wind | Repair quickly; the underlayment is exposed |
| Ceiling stain after a thunderstorm | Flashing, pipe boot or valley leak | Repair; trace the source before patching |
| Water spilling over gutters | Clogged gutter or downspout, or undersized gutter | Clean; upgrade if it keeps happening |
| Dark streaks on a shaded north slope | Algae or moss | Gentle cleaning; trim shade |
Heat and sun
Strong sun breaks down the asphalt binder and dries out shingles, so south and west slopes age first. Heat building in an attic with poor ventilation cooks the shingles from below too. The fix is airflow: intake at the soffits and exhaust at the ridge. If the roof is old and brittle, see how long a roof should last.
Hail and wind
Summer storms can drop hail in minutes. Check the soft metals first: gutters, downspouts, vents and window wraps. Fresh dents mean the roof should be inspected. Wind lifts tabs and breaks the seal between shingles; a lifted shingle that is not re-sealed or replaced can blow off in the next storm. See hail damage roof repair in Colorado Springs.
Heavy rain
Summer downpours test every flashing and gutter. A leak that only appears in hard rain usually means flashing at a wall or chimney, a cracked pipe boot, or water backing up from a full gutter.
