A new metal roof on a Colorado Springs home typically costs $20,000 to $70,000. Where your roof lands depends on its size and pitch, the metal (steel, aluminum or copper), the panel system (corrugated, standing seam or metal shingles), and local items such as PPRBD permit rules, solar panels and snow guards. Metal costs more up front than asphalt, but it usually lasts two to three times as long. This is a planning range from our Colorado Springs pricing, not a quote.
What moves a metal roof price here
| Choice | Lower cost | Higher cost |
|---|---|---|
| Metal | Galvanized or zinc-aluminum coated steel | Aluminum, then copper |
| System | Corrugated U-panel or R-panel | Standing seam (snap-lock or mechanical lock), stone-coated steel |
| Roof | Simple gable, one story | Steep pitch, hips, valleys, dormers, two stories |
| Extras | None | Snow guards, solar detach and reset, decking repairs |
The metals we install
- Steel is the value choice. It is coated in zinc or zinc-aluminum to resist rust, and it can be formed and painted to look like shingles, slate, tile or wood shake.
- Aluminum does not rust, is light, and is often finished in multi-coat paint systems. It costs more than steel and dents more easily.
- Copper is the premium metal. It weathers to a patina, can last a century, and costs the most.
The systems, from least to most expensive
- Corrugated metal. Galvanized steel rolled into a wave or rib pattern, prefabricated and cost-effective, with excellent water shedding. The fasteners are exposed and need occasional checks.
- Standing seam. Interlocking panels with raised seams in snap-lock, mechanical-lock or batten styles. The seams protect the fasteners, so the roof keeps its strength longer.
- Metal shingles and stone-coated steel. Shingle, shake or tile looks that suit HOAs and textured finishes that hide minor hail marks.
Colorado Springs rules that affect the bid
From PPRBD’s Reroofing Guidelines (rev. March 2024):
- Permit. Any reroof or repair over 100 square feet needs a permit.
- Class A. Homes in the City of Colorado Springs need a Class A roof covering. Ask for the fire rating of the specific metal system and assembly.
- Ice barrier. Homes above 7,000 feet elevation need an ice barrier from the eave to 24 inches inside the wall line.
- Inspections. Direct-to-deck metal shingles skip the mid-roof inspection; the final inspection is still required.
- Solar. Arrays need a Detach and Reset permit, pulled by a licensed contractor, before removal.
Is metal worth it in Colorado Springs?
Metal resists wind, sheds snow, does not burn, and commonly lasts decades; our guide to how long a metal roof lasts in Colorado Springs breaks down lifespan by metal. A metal roof is also a selling point, since a buyer will not face a new roof soon. The trade-off is the up-front price, and rain can be louder on metal laid over open framing than on metal over solid decking. Compare it with asphalt shingle roof costs and the full roof replacement cost picture. If the fascia and trim will look tired next to a new roof, see what exterior painting costs.
Still deciding? Our metal roofing guides cover lifespan, hail and panel types, our roof material comparisons weigh metal against shingles, tile and slate, and our roofing cost guides put the numbers side by side.
