Is a Metal Roof the Right Choice for Your Security-Widefield Home?

Metal makes sense for a lot of Security-Widefield ranch and two-story homes. Here is when it does, which kind, and what PPRBD will check.

A metal roof is a good choice for a Security-Widefield home if you plan to stay long enough to benefit from its long life, want a roof that sheds snow and stands up to wind, and are comfortable paying more up front than for shingles. For hail resistance, choose a product tested to UL 2218 Class 4. If you expect to sell in a few years, an impact-rated architectural shingle is often the better value.

Why metal fits here

  • Hail. Hail is a regular part of summer in El Paso County. Metal with a Class 4 impact rating resists punctures; cosmetic dents are still possible, so read the warranty and your policy on cosmetic damage. See Class 4 shingle comparisons for what the rating means.
  • Wind. Panels and stone-coated steel lock or fasten together, so there are fewer loose edges to lift.
  • Snow. Metal sheds snow, which reduces the weight that sits on the roof and the ice that builds at the eaves. Plan snow guards where sliding snow would land on people or lower roofs.
  • Sun. Ask for the finish warranty on color and chalking; the sun is strong along the Front Range.

What PPRBD will check

Security-Widefield is in El Paso County, so the Pikes Peak Regional Building Department issues the permit and inspects the roof:

  • A permit for any repair or replacement over 100 square feet, pulled by a licensed contractor.
  • Plank decking with gaps of 1/4 inch or less, or new sheathing over it.
  • No materials stocked on the driveway or roof before the permit is issued.
  • Direct-to-deck metal shingles skip the mid-roof inspection; the final is still required.
  • If you have solar, a Detach and Reset permit before the panels come off.

The City of Colorado Springs requires a Class A roof covering on homes inside city limits; ask your contractor what applies at your address, and ask for the fire rating of the specific metal system.

When shingles make more sense

  • You plan to sell within a few years.
  • The budget is fixed at the insurance settlement and the upgrade does not fit.
  • The roof has many small facets, valleys and penetrations that drive metal labor up.

Choosing the installer

Metal is less forgiving of installation mistakes than shingles. Ask how many metal roofs the crew has installed nearby and who supervises. Read why a local contractor matters in Colorado Springs and how to evaluate a local roofing company. If the work will run into late fall, see repairing your roof before winter.

Frequently Asked Questions

Who issues roof permits in Security-Widefield?

The Pikes Peak Regional Building Department, which handles El Paso County. Any repair or replacement over 100 square feet needs a permit, pulled by a PPRBD-licensed contractor, and only that contractor can request the inspection.

What will PPRBD inspect on a Security-Widefield metal roof?

The final inspection, requested by the contractor who pulled the permit. PPRBD's reroofing guidelines say direct-to-deck metal shingles on a home skip the mid-roof inspection, like typical asphalt roofs. Ask your contractor what applies to the specific panel system, and whether your decking needs new sheathing.

Where should snow guards go on a Security-Widefield metal roof?

Wherever sliding snow could land on people or property. Metal sheds snow faster than shingles, so plan snow guards above doors, walkways, decks and driveways, and above lower roofs that would take the load.

How much does a metal roof cost near Colorado Springs?

Our Colorado Springs cost guide puts a new metal roof on a typical home at roughly $20,000 to $70,000, depending on the metal, the panel system and the roof. That is a planning range, not a quote; an inspection gives you the real number.
