Falcon roofs are permitted by the Pikes Peak Regional Building Department (PPRBD), because Falcon is in unincorporated El Paso County, and the two things that wear them out are hail and wind. On July 28, 2016, NOAA’s Storm Prediction Center logged hail up to 2.5 inches about 4 miles west-southwest of Falcon. PPRBD designs new buildings in its area for a 130 mph ultimate wind speed in Exposure C, the category for open country. A Falcon re-roof needs a PPRBD permit pulled by a licensed contractor, a full tear-off before new asphalt shingles, and drip edge at the eaves and rakes. The roof worth buying is one rated for impact and installed to its wind rating.
Falcon’s hail record
| Date | What NOAA’s Storm Prediction Center logged near Falcon |
|---|---|
| July 28, 2016 | 2- to 2.5-inch hail 4 to 5 miles west-southwest of Falcon; 1- to 1.75-inch hail in and just east of town |
| August 6, 2018 | 1.25- to 1.5-inch hail 1 to 2 miles east of Falcon |
The National Weather Service treats 1-inch hail as severe. The July 2016 storm is covered in detail in the July 28, 2016 hailstorm.
Choosing a roof that fits Falcon
- Class 4 impact-resistant shingles. Rated under UL 2218 for impact resistance, and the usual first upgrade to price on a Falcon house. Compare lines in the Class 4 shingle comparison.
- Wind rating and nailing. Ask which wind class the shingle carries and whether the bid uses the manufacturer’s high-wind nailing; our explainer on shingle wind ratings covers the labels.
- Metal. Standing seam or stone-coated steel; ask for the exact product’s impact and wind ratings, and see metal roofing.
- Gutters. Hail-dented gutters are common here; see gutters in Colorado Springs.
What PPRBD checks on a Falcon re-roof
- A permit for any repair or replacement over 100 square feet, pulled by a PPRBD-licensed contractor (or the owner of a primary residence doing their own work).
- All existing layers removed before new asphalt shingles.
- Drip edge at the eaves and rakes, and no asphalt shingles below a 2:12 pitch.
- No shingles stocked on the driveway before the permit is issued.
Below 7,000 feet, which covers most of Falcon (the National Weather Service forecast point is 6,788 feet), PPRBD does not require an ice barrier. If your lot is on the state wildfire map, El Paso County’s wildfire standards can also apply; our Black Forest page explains them.
