When Should You Replace Your Gutters Instead of Repairing Them?

A leaking seam is a repair. Rotted fascia behind a sagging run is not. Here is how to tell which one you have, and when to time the job.

Key numbers

Colorado law (HB16-1005) allows up to two rain barrels per household with a combined capacity of 110 gallons, filled only from rooftop downspouts and used outdoors (Colorado State University Extension, 2016 law).

15In hail-prone states the average roof lifespan is 15 years, versus 22 years in drier western states such as Nevada, Arizona and Utah.

Replace your gutters when the problem is the gutter itself: runs that sag or pull away even after rehanging, rust or holes through the metal, cracks along many seams, or water that has rotted the fascia board behind them. Repair them when the problem is local: one leaking seam or end cap, a loose hanger, a clogged downspout or a section knocked out of pitch. In Colorado Springs, the best time to decide is late summer or fall, before snow loads the gutters, or at the same time as a roof replacement.

Signs you need new gutters

  • Cracks and splits. Small cracks spread fast with freeze and thaw. Water through them soaks fascia, siding and the foundation.
  • Rust and peeling paint. On steel gutters, rust eventually corrodes through. Peeling paint on aluminum is cosmetic, but it often marks where water has been sitting.
  • Water damage and mildew. Stains on siding, mildew, or soil washed away below the eaves mean water is not reaching the downspouts.
  • Sagging. Debris, standing water and snow weight pull gutters down. If rehanging does not hold, the fascia or the gutter has failed.
  • Age. Gutters commonly last about 20 years; past that, repairs come more often.

What Colorado Springs weather does to gutters

The National Weather Service’s 1991 to 2020 normals for Colorado Springs show July and August as the wettest months (3.12 and 2.96 inches), the season when heavy storms test a gutter’s capacity, and 32.5 inches of snow a year, with March and April the snowiest months. Hail dents gutters and downspouts first, and snow sliding off the roof can bend the front edge. Ice that forms in a gutter that does not drain adds weight and can pull it off the fascia; see our ice dam guide.

When to schedule the work

  • With a roof replacement. The drip edge, underlayment and gutter all meet at the eave; doing them together gets that joint right.
  • After a hailstorm. Get the roof and gutters inspected together; gutter dents are often the first evidence of roof damage.
  • Before winter. Our fall roof and gutter checklist covers what to do before the first snow.

Frequently Asked Questions

How long do gutters last?

Aluminum gutters commonly last about 20 years, depending on the material and how well they are maintained. Hail, ice loads and clogged runs that hold water shorten that. Copper lasts much longer; vinyl usually does not last as long in strong sun.

Can I just replace the bad section of gutter?

Yes, if the rest of the run is sound and a matching profile and color are available. Seamless runs are made in one piece per side, so replacing a damaged section usually means replacing that whole run.

Should gutters come off when the roof is replaced?

Often they are loosened or removed so the drip edge and underlayment can be installed correctly at the eave. If your gutters are near the end of their life, replacing them at the same time saves a second trip and lets the new gutter sit right under the new drip edge.

Do hail dents mean my gutters need replacing?

Dents alone usually do not stop a gutter from working, but they are evidence of a hail event that may also have damaged the roof. Photograph them and get the roof inspected before deciding.
