Littleton enforces the 2024 IRC with City Code amendments, and replacing more than one square (100 square feet) of asphalt, metal or tile counts as a roof replacement that must cover the whole roof. Policy 24-001 also requires a full tear-off, six nails per shingle and an ice barrier at the eaves.
General information, read from the official sources listed below on 2026-10-28. Codes and local policies change, so confirm the rules for your address with the building department before work starts.

What it means for a homeowner reroofing in Littleton
Littleton has the tightest repair line on the Front Range. Anything over one square of asphalt, metal or tile is treated as a replacement, and a replacement must be the whole roof. A hail claim that covers two slopes of a Littleton home therefore runs into a city rule that requires the full roof; the scope written for the job has to reflect that.
The product has to be proven at intake. Shingles must carry the Class H wind label, metal must show 150 mph testing, and the permit is not accepted without the manufacturer documentation. Six nails per shingle is a city rule, not an upgrade.
If the house has solar, the roof permit waits until a city-licensed solar contractor pulls its own removal and reinstall permit. Build that time into the schedule.
Common inspection failures in Littleton
These are items the building department's own code or handouts say it checks or rejects. No public data ranks how often each one fails, so the order means nothing.
- Permit not posted where it can be seen from the street.
- No OSHA ladder in place, or no access through a fenced yard.
- New sheathing covered before the fastening inspection.
- Four-nail pattern instead of six nails per shingle.
- Shingles without the Class H wind label.
- Attic ventilation reduced below the existing condition.
- Solar panels removed by the roofer instead of a licensed solar contractor under permit.
Steps to permit a reroof in Littleton
- Measure the damaged area; over one square means a full roof.
- Submit the manufacturer specs showing Class H (or the metal or tile rating) with the permit.
- If there is solar, have the solar contractor pull the removal permit first.
- Book the sheathing inspection if any decking is overlaid or replaced.
- Set an OSHA ladder 3 ft above the eave for the final inspection.
