Roofers in Arvada work under one of the strictest residential roofing rule sets in the Denver metro. The City of Arvada requires Class 4 impact-resistant roofing materials under its adopted amendments (Section 18-191), a mid-roof inspection on every property once 25% of the new covering is on, wind design of 136 mph east of Highway 93 and 150 mph west of it, and, since July 1, 2026, a plan review with flame and ember details for homes in Wildfire Resiliency Classes 1 and 2. Any contractor on the job needs an Arvada Class R Builder’s Roofing License. A roofer who quotes an Arvada roof without those items has not priced an Arvada roof.
Arvada’s roofing rules at a glance
| Rule | What the City of Arvada requires |
|---|---|
| Permit | A reroofing permit for residential and commercial roofs. Small repairs up to 25% of the roof, not over 100 sq ft, and 100 sq ft a year are routine maintenance |
| Impact rating | Class 4 impact-resistant materials (Arvada amendments, Sec. 18-191) |
| Wind | 136 mph (Vult) east of Highway 93, 150 mph west of it; at least 4 nails per shingle where high-wind fastening applies |
| Mid-roof inspection | All properties, once 25% of the final covering is installed |
| Ice barrier | Required under the 2024 IRC as Arvada adopted it |
| Low slopes | Asphalt strip shingles need at least 2:12; slopes from 2:12 to 4:12 need double underlayment |
| T-lock shingles | No longer permitted for new installation (repairs may be allowed) |
| Crickets | Required behind chimneys and at saddles 30 inches or wider |
| Shingle overhang at gutters | 3/8 inch to 1 inch into the gutter |
| Fire rating | Class A in wildfire zones; Class B may be allowed elsewhere |
| Final inspection | Every reroof; a properly rated ladder must be set up, since inspectors cannot set ladders |
What Class 4 means for your Arvada roof
Class 4 is the highest rating under UL 2218, the impact test that drops steel balls up to 2 inches across on the roofing. In most Denver suburbs Class 4 is an upgrade you choose. In Arvada it is the code. That changes how you compare bids: every legitimate Arvada quote should name a Class 4 product, and the cheapest standard shingle is not an option on a permitted job. Ask your insurance agent whether your policy credits a Class 4 roof. Our Class 4 shingle comparison explains the main product types, and the asphalt shingle page covers wind classes.
Metal and tile roofs need their own Class 4 listing too. If you want metal or concrete tile, ask for the product’s UL 2218 listing with the bid. Tile in Arvada also needs a horizontal batten system supported by vertical battens, pads or another method the manufacturer allows, and a mid-roof inspection.
Hail and wind on Arvada’s side of the metro
Arvada sits between the foothills and I-25, and its storm reports show how quickly hail size changes across the city. On August 19, 2021, the Storm Prediction Center logged hail of 1.00 inch 2 miles west-northwest of Arvada, 1.50 inches 4 miles west of Arvada, and 2.00 inches (hen egg) 4 miles east-southeast of White Ranch Open Space, on the city’s northwest edge. On June 29, 2024, quarter-size (1.00 inch) hail was reported in Arvada itself.
Wind is the other half of the story, which is why Arvada splits its wind design at Highway 93. During the May 6, 2024 high wind event, NWS Boulder recorded an 81 mph gust at Rocky Flats in Jefferson County, just northwest of the city. Rocky Flats sits just north of the Candelas neighborhood, on Arvada’s west side. After a storm, see storm damage repair. The claim stays yours; our photos make sure nothing gets missed in the scope.
Wildfire Resiliency Classes 1 and 2
Arvada adopted the 2024 International Codes and its own Wildfire Resiliency Code. Roofing permits submitted after July 1, 2026 for homes in Class 1 or Class 2 (moderate to high hazard) need a plan review, which adds about one business day. The application must show how the roof assembly gives flame and ember protection, by one of three routes:
- Firestopping the space between the roof covering and the deck with noncombustible material.
- One layer of ASTM D3909 cap sheet over the combustible deck.
- A listed Class A roof assembly tested to ASTM E108 or UL 790.
Open valleys in those zones need corrosion-resistant metal flashing (No. 26 galvanized, at least 0.019 inch) over a 36-inch cap sheet, and gutters and downspouts must be noncombustible. Check your address with the city’s lookup tool before you get bids. A re-roof does not trigger defensible-space work, only the roofing rules.
Arvada housing and what we find on the roof
Arvada’s homes range from older houses around Olde Town, through postwar ranch and split-level neighborhoods, to newer master-planned neighborhoods such as Candelas and Leyden Rock on the west side. Older homes are where Arvada’s spaced-sheathing rule matters: board decking can stay only if the gaps are 1/2 inch or less and the wood is sound. Some older homes still have rooftop evaporative coolers, which need base, cap and sidewall flashing under the code. If a furnace flue or cap is rusted, Arvada says it must be evaluated and replaced by a qualified HVAC contractor, not the roofer. Newer subdivisions often have an HOA design review for color and material; get approval before the product is ordered.
Permits, licensing and paperwork in Arvada
- City license. Arvada requires licensing for all contractors on construction and repair work. Roofing falls under the Class R Builder’s Roofing License, which requires an ICC test or a license from another Colorado jurisdiction where the holder tested. Homeowners working on their own occupied home are exempt.
- Applying. Permits go through eTRAKiT on the Arvada Permits site under the Roofing permit type. Have the job valuation, squares, existing and new materials, pitch, layers, and solar plans ready. Permits without plan review are typically issued in one business day.
- Overlays. A second layer is allowed only where 2024 IRC Section R908.4 permits it. Insulation may be required when the deck is exposed over an uninsulated cavity.
- Asbestos. Older roofs may need CDPHE asbestos rules followed before tear-off.
