Local building code: Centennial roof code data: IRC edition, reroof permits, ice barrier
Roofers working in Centennial are required to get a permit for any re-roof and for repairs over 100 square feet, must strip every existing layer down to the deck on a replacement, and must install an ice barrier underlayment on every roof and drip edge on every edge. Repairs that grow past 25% of the roof area require a complete tear-off. Integrity’s Denver-area office is in Centennial, at 13275 E. Fremont Pl, Suite 340.
Centennial’s re-roof rules
| Topic | Centennial requirement |
|---|---|
| Code | 2021 International Residential Code, Section R908 for repairs and replacement |
| Small repair | Under 100 sq ft: no permit |
| Major repair | Over 100 sq ft on a roof or across slopes: permit required |
| Tear-off trigger | Repairs over 25% of the total roof area require a complete tear-off and re-roof |
| Replacement | All existing layers removed to the deck |
| Ice barrier | Required on all roofs |
| Drip edge | Required on all edges of the roof |
| Materials | No used materials, and nothing salvaged from another roof |
| Inspections | Mid-roof on every re-roof permit, plus a final. Photo inspections allowed under a waiver; in person, the city does not supply or set ladders |
| Permit card | Printed and posted before work begins |
If your neighborhood has an HOA, its architectural review approval is separate from the city permit. Bring the HOA’s color and material rules to the inspection and we will price options that fit them.
Why the rules matter after a hailstorm
Centennial’s ice barrier rule is stricter than Denver’s, which does not require one at the eaves, so a Centennial replacement scope should include it. If you are filing a claim, the claim stays yours; our photos make sure nothing in the code-required scope gets missed. Read Denver storm damage repair for the storm process and roof repair for smaller damage.
Next door, the rules shift again: Littleton calls anything over 100 square feet a full replacement on shingle roofs, and Aurora requires its own contractor license. Heading south, see Castle Rock.
