Roofers in Castle Rock must pull a Town of Castle Rock building permit before replacing a roof, tear off 100% of the existing roofing (including the underlayment) down to the deck, pass a mid-roof inspection before the roof is closed up, and keep the job moving, because the permit expires if no inspection happens within 180 days. Since June 30, 2026, the Colorado Wildfire Resiliency Code may also apply, depending on your property’s wildfire hazard classification. Overlays are not allowed anywhere in town.
The Town’s re-roof checklist, in plain terms
- Permit first. A building permit is required before any roof replacement.
- Full tear-off. Remove the existing covering and underlayment to expose the deck. No overlays.
- Mid-roof inspection. Inspectors check the work before it is covered. If it gets missed, the Town’s fixes are uncovering 10% of each facet (with a possible $85 re-inspection fee) or an engineer’s or architect’s letter.
- Ladder and access. The permit holder provides a ladder set to OSHA standards. If an inspector needs to enter an occupied home, an adult 18 or older must be there, and fenced backyards need an adult present or written permission posted.
- Keep it moving. A permit with no completed inspection for 180 days expires.
Wildfire code in Castle Rock
Starting June 30, 2026, the Colorado Wildfire Resiliency Code may apply to a Castle Rock re-roof, depending on the property’s hazard classification on the state map. Where it applies, roof coverings must be Class A, and replacing 25% or more of an existing roof covering means replacing the whole roof to the new-construction standard. That can turn a large hail repair into a full replacement, so it belongs in your insurance scope; the claim stays yours, and our photos make sure nothing gets missed. Materials for Castle Rock homes
We install asphalt shingles (including Class 4 impact-resistant lines), metal, tile and synthetic cedar. If your HOA limits colors or materials, bring the guidelines to the inspection.
