Local building code: Aurora roof code data: IRC edition, reroof permits, ice barrier
Roofers in Aurora are required to hold a City of Aurora contractor license, and the roof replacement must have a city building permit before any work starts. Aurora’s own home improvement guide tells homeowners to hire only Aurora-licensed contractors, check them in the city’s online contractor lookup, ask the Building Division about past violations, get at least three written estimates, and be wary of anyone who shows up unannounced or says a permit is not required. Those steps are the best protection you have after a hailstorm brings door-knockers into the neighborhood.
Aurora’s checklist for hiring a roofer
Paraphrased from the City of Aurora Building Division’s “Do It Right” homeowner guide:
- Define the project before you call anyone, so every bid covers the same scope.
- Hire only an Aurora-licensed contractor. Look them up on the city’s contractor lookup.
- Ask the Building Division whether the contractor has had violations.
- Be wary of anyone who appears out of nowhere and has no references you can verify or no fixed business address.
- Get at least three written estimates.
- Verify the permit. The roof permit application names the scope and who will do the tear-off and installation, and work cannot begin until it is issued.
Our Denver-area office is a fixed address in Centennial: 13275 E. Fremont Pl, Suite 340.
Aurora-specific roofing details
- Every replacement needs a permit, so materials and installation are checked against the current building code.
- Heavy roofs need engineering. Aurora’s re-roofing guide calls for an engineered analysis of the structure for roofing over 7.5 pounds per square foot, which covers most tile and natural slate.
- Chimneys wider than 30 inches need a cricket or saddle on the ridge side.
- HOAs. If you are changing roofing material and have a homeowners association, Aurora’s guide suggests checking with the HOA first.
Hail, insurance and your Aurora roof
If a storm damaged your roof, start with a documented inspection. The claim stays yours; we photograph the damage and make sure nothing gets missed in the scope. See Denver storm damage repair, and if your adjuster disagrees, read what to do if an adjuster denies your roof claim.
