Lakewood inspects most re-roofs by photo, so the photos have to be right. Ours document every stage.

Roofers in Lakewood are required to hold a City of Lakewood contractor registration (class 5h or higher for roofing) and a roofing permit before tear-off on any re-roof or any repair of 100 square feet or more. Lakewood requires every roof covering to carry a Class A fire rating, requires residential roofs to be removed to the deck, and inspects most re-roofs by photos uploaded to the permit in eTRAKiT rather than in person. Those rules come from Lakewood’s roofing handout under the 2021 codes the city adopted in June 2023.

Why photo inspections change who you hire

Because Lakewood reviews photos instead of climbing your roof, the photos are the inspection. Good documentation at each stage (deck, underlayment, flashing, finished roof) is what passes. Photo documentation of every stage is already part of how we work, and you get the same photos.

Frequently Asked Questions

Do roof repairs in Lakewood need a permit?

Repairs under 100 square feet do not. A re-roof, or a repair of 100 square feet or more, needs a Lakewood roofing permit before the tear-off starts.

How does Lakewood inspect a new roof?

Mostly by photo. Lakewood's re-roof inspections are photo inspections: the permit holder uploads the required photos to the permit in eTRAKiT and schedules the inspection, and an inspector reviews them. Tile and metal roofs (other than standing seam) also need a mid-roof inspection before the final roof covering goes on.

Does Lakewood require ice and water shield?

No. Lakewood's handout says an ice barrier is not required. Self-adhering membrane may replace the double layer of felt required on slopes under 4:12. Metal drip edge is required at all eaves and rakes.

Can I re-roof my own house in Lakewood?

Yes, on an owner-occupied single-family home if you do the work yourself and pull the permit. Anyone you hire needs a City of Lakewood contractor registration of class 5h or higher for roof work, and must get the permit before starting.
