The biggest roofing issue in Stratmoor is hail. Stratmoor is an unincorporated community on the south side of Colorado Springs, between the city, Fort Carson and Security, and the National Weather Service has recorded some of the region’s largest stones within a few miles of it. In the August 6, 2018 storm, NWS storm reports include 2.75-inch hail 3 miles south of Colorado Springs and 4-inch hail 2 miles east-southeast of Security. Two months earlier, a rare overnight storm dropped 2.5-inch hail on Fort Carson. If your roof has been through storms like these, it is worth an inspection even if nothing is leaking yet.
Check your Stratmoor roof after a storm
From the ground, without a ladder:
- Downspouts and splash blocks. Piles of dark granules mean hail knocked the surface off the shingles.
- Soft metals. Dents in gutters, roof vents, the AC fins and the mailbox show how big the hail was at your house.
- Window screens and siding. Tears and chips confirm a direct hit.
- Ceilings. New stains after the next rain mean water is getting through.
Then book a free inspection. We photograph each slope, the ridge and the soft metals, and show you what we find before you decide anything. If there is damage, you file the claim and we make sure nothing gets missed in the scope. Our hail damage guide and how a roofer inspects for hail cover the details.
PPRBD permit steps for a Stratmoor reroof
| Step | What PPRBD requires |
|---|---|
| Permit | Any repair or replacement over 100 sq ft, before materials are stocked on site |
| Tear-off | All old asphalt layers removed before new shingles |
| Edges | Drip edge at eaves and rakes |
| Timeline | Permit good for 180 days, one free 180-day extension |
| Inspection | Scheduled by the contractor who pulled the permit; slower after big storms |
Stocking materials on the driveway before the permit is issued brings a triple permit fee and a stop work order, which is one more reason to check a storm crew’s paperwork before you sign. Colorado law also requires a written roofing contract and bars any contractor from paying or waiving your deductible; read how to tell if a roofer is legitimate.
Repair or replace?
A few cracked shingles or a lifted ridge is a repair. Bruised shingles across several slopes, or a roof hit more than once, usually means replacement, and an impact-resistant shingle is worth pricing for the next storm. See our Class 4 shingle comparison and the cost of roof repair.
Neighbors on the south side
