Most small roof repairs in Elizabeth do not need a permit, but anything over 100 square feet in unincorporated Elbert County does. The Elbert County Building Department requires a permit for all roof repairs larger than one square (100 square feet) and for every replacement. Inside the Town of Elizabeth, roofing permits go through the Town and its building contractor, SAFEbuilt. Either way, the first job is finding out how much of the roof is actually damaged, which is what our free inspection is for.
Repairs we see most around Elizabeth
- Wind-lifted and missing shingles, usually along rakes, ridges and the windward slope.
- Hail bruises and granule loss. Elbert County opened its June 2026 hail-season notice with “Hail season has arrived,” and repairs spike after each storm.
- Flashing leaks at chimneys, skylights and sidewalls.
- Cracked pipe boots on plumbing vents, a common source of small ceiling stains.
- Damaged gutters and drip edge from snow and ice.
If you see a stain, shingle pieces in the yard or granules at the downspouts, book an inspection. We photograph what we find and tell you whether it is a repair or the start of a replacement.

After a storm: vet the contractor first
Elbert County warns that during bad weather, contractors may knock on your door with repair estimates who are not properly licensed in the county. Before you sign, check the license with the County, get a written contract (Colorado law requires one for roofing work), and never accept an offer to cover your deductible: state law prohibits it. Our guide on how to tell if a roofer is legitimate has a full checklist.
