A storm counts when NOAA lists a report in Williamson County. Each hail size is the storm's largest report in the seven Austin-area counties, which may have fallen in a neighboring county, and insured losses cover every area the storm hit.
In Leander, re-roofing is on the city’s list of exterior work that does not require a permit, so a standard roof replacement goes ahead without a city inspection. That puts the quality check on you and your roofer: the contract should spell out the decking, underlayment, flashing and ventilation, and you should get photos of each layer before it is covered. Work that changes the roof’s structure is a different matter, and Leander has adopted the 2021 ICC code package with local amendments, which is the standard a re-roof should still meet. Integrity Roofing and Painting serves Leander from our Austin office.
What Leander’s rules mean for a re-roof
- No permit for re-roofing. The city groups re-roofing with painting, siding and window replacement as exterior work exempt from permits.
- Structural changes are not re-roofing. Changing framing, adding a dormer or changing the roof’s slope goes through the city’s permit process; applications are filed online through the city’s Development Hub.
- The code still applies. The 2021 International Residential Code sets the minimums for slope, underlayment, flashing and fastening whether or not anyone inspects.
What to ask a Leander roofer
- Where is your office, and who do I call after the job is done? (Ours is at 13341 W US Hwy 290, Building 2, Suite 246.)
- Will you show me photos of the decking, underlayment and flashing before they are covered?
- What happens if you find rotted decking, and what does each sheet cost?
- Which manufacturer warranty will be registered when the job is done?
- If this is an insurance claim, do you understand that Texas does not let a roofer act as my public adjuster or waive my deductible?
Repair, replace or file a claim?
A free inspection sorts a Leander roof into one of three answers: a roof repair for a local problem such as lifted shingles or a cracked pipe boot, a roof replacement when the shingles are worn out across the roof, or a storm claim when hail or wind did the damage. After a storm, see storm damage repair. Before you sign with anyone, read why it pays to choose a local Austin roofing company. Thinking about an upgrade? Compare metal roofing and synthetic cedar.
Nearby, Round Rock also requires no residential re-roof permit, while Georgetown permits every re-roof. Just south, Cedar Park needs no permit for a non-structural roof covering but does require contractors to register with the city. See all Austin-area service areas.
