A new asphalt shingle roof on a Colorado Springs home typically costs $16,000 to $40,000. Installed shingle roofing here usually runs $500 to $700 per square, or $5 to $7 per square foot of roof surface, and the total depends on the size and pitch of your roof, the shingle line, tear-off and decking, and a few Pikes Peak Regional Building Department (PPRBD) requirements. These are planning figures from our Colorado Springs pricing, not a quote.
Asphalt shingle cost by roof size
Roof area is not the same as floor area: overhangs and pitch add surface. A roofer measures it in squares (100 square feet).

Larger homes, steep and cut-up roofs, premium shingles and decking repairs are what carry a job up toward the $40,000 end.
Why pitch, layers and decking change the price
- Pitch. Steeper roofs have more surface for the same footprint (roofers use a pitch multiplier), and they need extra safety setup and slower work.
- Layers. PPRBD requires every existing layer to come off before new asphalt goes on. Two or three old layers mean more labor and dump fees.
- Plank decking. Older homes often have plank (skip) sheathing. PPRBD allows gaps of 1/4 inch or less; otherwise the roof must be re-decked with at least 7/16-inch OSB or overlaid with at least 3/8-inch CDX or OSB. That can add thousands.
- Height and complexity. A single-story ranch with two gables costs less than a two-story home with dormers, valleys and a chimney.
PPRBD rules that show up on your bid
From PPRBD’s Reroofing Guidelines (rev. March 2024):
- Permit. Any roof repair or replacement over 100 square feet needs a permit, whether a licensed contractor or the homeowner does it.
- Ice barrier above 7,000 feet. Properties above that elevation need two cemented layers of underlayment or a self-adhering membrane from the eave to 24 inches inside the wall line.
- Drip edge at eaves and rakes of every shingle roof.
- Minimum pitch. Asphalt shingles cannot go on a roof pitch below 2:12.
- Class A. Homes in the City of Colorado Springs need a Class A roof covering. Asphalt shingles commonly meet it; ask for the rating of the exact product.
- No early deliveries. Stocking materials before the permit is issued draws a triple permit fee and a stop work order, so a contractor who drops shingles before pulling the permit is costing you risk.
