Arvada enforces the 2024 IRC, adopted March 24, 2026, and you need a reroofing permit to replace a roof unless you replace no more than 25% of the roofing and no more than 100 square feet in a year. Ice and water shield is now required citywide.

General information, read from the official sources listed below on 2026-10-28. Codes and local policies change, so confirm the rules for your address with the building department before work starts.

What it means for a homeowner reroofing in Arvada

The ice and water shield rule is new in Arvada. Roofs permitted under the old 2018 codes may not have it, so a reroof today can add a line item the last roof did not have.

Highway 93 divides the wind zones. Homes east of it design to 136 mph; homes west of it, closer to the foothills, design to 150 mph. Confirm the shingle rating covers the higher number if your home is west of 93.

Arvada lets you replace only one damaged face of the roof when the shingle manufacturer allows it and the code is met, which can keep a small hail repair from becoming a full roof. The yearly cap of one square without a permit is tight, though, so most real repairs need a permit.

Common inspection failures in Arvada

These are items the building department's own code or handouts say it checks or rejects. No public data ranks how often each one fails, so the order means nothing.

  • Ice and water shield left out under the new 2024 rule.
  • More than one square replaced in a year without a permit.
  • A Class 1 or 2 wildfire-map property permitted without the plan review.
  • Roof not safe or not clear of frost or snow at inspection time.
  • Solar panels not removed by the contractor who installed them.

Steps to permit a reroof in Arvada

  1. Check the city wildfire map for your address before applying.
  2. Gather roof pitch, squares, existing and proposed materials and layers.
  3. Apply as a Roofing permit type on the Arvada Permits site.
  4. Pay fees, then schedule the inspection.

Arvada roof code questions

Can I replace only the hail-damaged side of my Arvada roof?

Possibly. The city allows replacing only the damaged face when the manufacturer installation instructions allow it and all code requirements are met. The work still needs a reroofing permit if it is over one square.

How long does an Arvada reroof permit take?

One day for applications outside the wildfire zones, and no more than four days when added review is needed, according to the city reroofing page.

Did Arvada always require ice and water shield on roofs?

No. The design criteria page says the ice and water shield requirement is a change with the newly adopted 2024 codes. It now applies everywhere in the city.
