Lakewood enforces the 2021 IRC as amended effective June 30, 2023, and you need a permit for a reroof or any repair of 100 square feet or more. Existing roofing comes off to the deck, inspections are done by photo, and an ice barrier is not required.

General information, read from the official sources listed below on 2026-10-28. Codes and local policies change, so confirm the rules for your address with the building department before work starts.

What it means for a homeowner reroofing in Lakewood

Lakewood is strict about the deck. Any spaced-board sheathing gets a full OSB or plywood overlay no matter how tight the gaps are, nailed 6 inches on center at edges and 12 in the field. On an older Lakewood ranch with board decking, budget for it from the start.

Kipling Street splits the city into two wind zones, and the west side, toward the foothills, carries the higher number. Ask which zone a quote assumes and make sure the shingle line is rated for it.

Because inspections are done by photo, your contractor has to document each step as it goes: flashing, jacks, collars, underlayment and the finished roof. Missing photos usually mean a failed inspection and a return trip.

Common inspection failures in Lakewood

These are items the building department's own code or handouts say it checks or rejects. No public data ranks how often each one fails, so the order means nothing.

  • Downhill side of a roof jack buried under shingles.
  • Rusted storm collars or step flashing reused.
  • No cricket behind a chimney or skylight wider than 30 in.
  • Nails placed in or above the sealant strip.
  • Eave overhang outside the 3/8 to 3/4 in range.
  • A single layer of 30 lb felt on a roof below 4:12.
  • Cracked B-vent replaced by the roofer instead of a registered mechanical contractor with its own permit.

Steps to permit a reroof in Lakewood

  1. Apply in eTRAKiT with the material and number of squares.
  2. Confirm the roofer holds a Lakewood registration of 5H or higher.
  3. Plan the OSB overlay if the house has board decking.
  4. Upload photos at each stage and schedule the reroof final.

Lakewood roof code questions

How do Lakewood photo roof inspections work?

The contractor uploads the required photos to the permit in eTRAKiT, then schedules the reroof final. Inspectors review the photos and post a result in the system. Tile and most metal roofs also need a mid-roof stage before the final covering goes on.

Can new shingles go over board decking in Lakewood?

Not directly. Asphalt shingles need solid sheathing, so existing spaced boards must be overlaid with 3/8 to 1/2 inch OSB or plywood, regardless of how small the gaps are.

Who fixes a cracked B-vent on a Lakewood reroof?

A registered mechanical contractor under a separate mechanical permit. The roofing handout says cracked or damaged B-vents and terminations cannot be replaced under the roof permit.
