A standing seam metal roof is a set of long, vertical metal panels joined by raised seams, with the fasteners hidden under the panels. In Colorado Springs it is the metal roof we recommend most for homes: no exposed screws to back out, panels that run continuously from ridge to eave so water and snow have nowhere to catch, and a clean look that suits both mountain and modern houses.
Why standing seam over exposed-fastener metal?
Corrugated and other exposed-fastener panels are screwed through the face, and every screw has a rubber washer that ages in the sun. On standing seam, clips under the seam hold the panel, so nothing penetrates the weather surface. That means fewer leak points and almost no fastener maintenance.
The three seam types
- Snap-lock. Panel edges snap together. Quick to install, a good fit for steeper residential roofs.
- Mechanical lock (single or double). A seaming tool folds the edges together. The double lock is the strongest option for low slopes and high wind.
- Batten panel. Panels sit between battens and a cap covers the joint, a traditional look on some older homes.
Snow, wind, and hail
- Snow guards. Long, smooth panels shed snow quickly. We place snow guards over entries, decks, and driveways so a slide does not land where people walk.
- Wind. The Pikes Peak region’s design wind speed is 130 mph. Clip spacing follows the manufacturer’s tables, closer at the eaves, rakes, and ridge where uplift is highest.
- Hail. Steel standing seam resists denting better than aluminum or copper. Heavier-gauge panels dent less.
What install day looks like
We pull the permit from the Pikes Peak Regional Building Department, which covers Colorado Springs and El Paso County, and check HOA approval for the panel color and profile if your neighborhood requires it. Then we tear off the old roof, repair the decking, and lay a high-temperature underlayment rated for metal. Above 7,000 feet, PPRBD requires an ice barrier extending at least 24 inches inside the exterior wall line. Panels are measured to run in one piece where possible, and the trim at eaves, rakes, valleys, and ridge is formed to fit. Most standing seam roofs are built from steel with a painted finish in the color you choose.
Is it worth it?
