A local roofing contractor in Colorado Springs is licensed with the Pikes Peak Regional Building Department (PPRBD), already knows the reroof rules that change by address (Class A roofs inside city limits, an ice barrier above 7,000 feet, solid decking), has an office you can visit, and is still here when you call about the roof years later. Those four things are worth more than any discount from a crew that leaves town when storm season ends.
1. The license is local
PPRBD licenses the contractors who work in Colorado Springs, unincorporated El Paso County, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls, Calhan and Woodland Park. It does not accept licenses from other building departments, it requires an exam and proof of insurance, and getting a license takes about 6 to 8 weeks because the request is published in a local newspaper first. A company that arrived after last week’s storm cannot legally pull your permit. Ask whose license your permit will be under, and check it in 15 minutes.
2. The rules change by address
From PPRBD’s reroofing guidelines:
| Rule | Where it applies |
|---|---|
| Remove all existing layers before new asphalt shingles | All residential reroofs |
| Permit for any repair or replacement over 100 sq ft | Everywhere PPRBD has jurisdiction |
| Class A roof covering, solid wood products excluded | One- and two-family homes in the City of Colorado Springs |
| Ice barrier from the eave to 24 inches inside the wall | Homes above 7,000 feet elevation |
| Plank decking gaps of 1/4 inch or less, or new sheathing | Roofs over skip sheathing |
| Only the vent cap, collar and jack on a B-vent | Anything more needs a licensed HVAC contractor |
A roofer who works here every year builds these into the bid. One who does not finds out at inspection, and the fix comes out of your schedule.
3. Someone answers after the job
Warranty questions come up years after the last nail. A company with an office at a fixed address, local crews and a customer service team can come back. A storm crew that has moved to the next state cannot. Ask who you call if the roof leaks in year three, and whether that person works for the company.
4. The money stays here
Hiring local keeps jobs and payroll in the Pikes Peak region, and the company’s reputation depends on neighbors who will see the roof every day. That is a reason to care about doing it right.
