A storm counts when NOAA lists a report in Travis County. Each hail size is the storm's largest report in the seven Austin-area counties, which may have fallen in a neighboring county, and insured losses cover every area the storm hit.
In Bee Cave, replacing a roof requires a city permit, filed online through MyGovernmentOnline, and the roofer has to be registered with the city before a permit can be issued. On top of that, many homes have HOA rules or deed restrictions covering roof material and color, which the city tells homeowners to check even when no permit is needed. So the order is: inspection and options, HOA or deed approval, a registered contractor applies for the permit, then the work. Integrity Roofing and Painting serves Bee Cave from our office at 13341 W US Hwy 290, Building 2, Suite 246.
Bee Cave’s rules, step by step
- Permit. Roof replacement is on the city’s list of projects that need a permit.
- Registered contractor. Every contractor and subcontractor must register with the city before receiving building permits.
- Online application through MyGovernmentOnline, after making sure the city’s checklist items are complete.
- HOA or deed restrictions. Contact your HOA for its requirements. Without an HOA, check your deed restrictions in your closing documents or ask the Travis County Clerk for a copy.
- Codes. The city follows the 2015 editions of the International Building, Mechanical, Plumbing, Fuel Gas and Fire codes.
Choosing a roof that clears the HOA
Common choices for Hill Country-style homes include metal, tile, synthetic cedar and dimensional asphalt shingles. Bring the HOA a product name, color name and sample or photo; committees approve faster when the submittal is specific. Ask your roofer to put those details in writing.
Gutters and storms
We install gutters in Bee Cave as well as roofs. On sloped lots, downspout placement decides where roof water ends up. See Austin gutters and Austin’s top downspout and drain picks. After hail or high winds, see storm damage repair; under Texas law the claim stays yours, and no contractor may offer to waive your deductible.
Next door, Lakeway requires a permit when the roof’s material, design or slope changes, and Dripping Springs permits work inside its city limits and listed ETJ developments. See all Austin-area service areas.
