A storm counts when NOAA lists a report in Hays County. Each hail size is the storm's largest report in the seven Austin-area counties, which may have fallen in a neighboring county, and insured losses cover every area the storm hit.
Whether the City of Dripping Springs permits your roof depends on where the house sits. The city requires permits for all properties inside its corporate city limits, in two limited-purpose commercial areas, and in every ETJ development with a development agreement (including Caliterra, Headwaters, Driftwood Creek and Reunion Ranch). Inside those areas, the city says any building that is altered, repaired or replaced needs a permit and only cosmetic work is exempt, so plan on one for a re-roof and confirm with the Building Department. Integrity Roofing and Painting serves Dripping Springs from our office at 13341 W US Hwy 290, Building 2, Suite 246.
Which rules apply to your address
| Where the home is | Building permits from the city |
|---|---|
| Inside Dripping Springs city limits | Yes |
| Limited-purpose areas: Ledgestone Commercial, Belterra Commercial | Yes |
| ETJ developments with a development agreement: Anarene/Double L, Caliterra, Carter, Driftwood Creek, Driftwood Golf and Ranch, Headwaters, Parten Ranch, Reunion Ranch, Westwood | Yes |
| Elsewhere in the area with a Dripping Springs mailing address | Not through the city; confirm the rules for your address before work starts |
A mailing address is not a jurisdiction. If you are not sure which row you are in, the city’s packet recommends calling the Building Department before any work begins; its penalty fees can be two to three times the normal permit fee.
What to expect before a Dripping Springs re-roof
- Find your row in the table. Your plat, tax record or the city can tell you whether the address is in city limits or a development agreement area.
- Call the Building Department if you are inside one of those areas, before any work starts.
- Check HOA or development rules on roof material and color, if your development has them.
- Schedule the work once the permit, if required, is issued.
Hill Country roofs
Large custom homes tend to have long rooflines, multiple levels and complex valleys, which makes a few details matter more:
- Ventilation. On new homes, the city checks for balanced intake and exhaust (50/50 to 60/40), exhaust in the upper third of each roof plane over living space, and no mixing of ridge vents with box vents on one plane. The same logic keeps a re-roofed attic cooler.
- Material choice. Metal, tile and synthetic cedar are the common upgrades; our residential roofing page compares them.
- Storms. Hail and wind damage on long, exposed slopes can be hard to see from the ground; see storm damage repair for the steps and the Texas claim rules, and our guide to choosing the best roof for your Austin-area home.
Neighboring Bee Cave requires a permit for every roof replacement, and Lakeway requires one when the material, design or slope changes. East across Hays County, Buda permits every re-roof under the 2024 codes, while Kyle leaves roofing off its permit lists, so ask its building department first. See all Austin-area service areas.
