Key numbers
38% of U.S. homes show moderate to poor roof condition, and those roofs have about 60% higher loss costs than roofs in good or excellent condition (Insurance Journal (reporting Verisk), 2025).

The average new metal roof on a Denver home costs about $42,500, and most fall between $20,000 and $70,000. That works out to roughly $1,000 to $2,800 per square (100 square feet) installed. Where your home lands depends on the roof’s size, the metal (steel, aluminum or copper), the panel style, the pitch and complexity, and what has to come off first. These are planning figures from our Denver pricing, not a quote.

Style and metal: the two biggest choices
- Exposed-fastener panels (screwed through the face) are the least expensive and common on outbuildings and some homes. The screws need periodic checking.
- Standing seam hides its fasteners under raised seams. It costs more, looks clean, and is the most common choice for Denver homes.
- Metal shingles and stone-coated steel imitate shingle, shake or tile and suit HOAs that want a traditional look.
- Steel is the value metal. Aluminum costs more and will not rust. Copper is the premium choice and can last a century.
Denver code items that apply to metal
From the City and County of Denver Roofing Guide and Checklist (updated April 2024):
- Slope. Metal roof shingles cannot be installed below a 3 in 12 slope.
- Valleys. Valley flashing must be the same material as the roof, extend at least 8 inches from the centerline with a 3/4-inch splash rib, and sit over at least 36 inches of Type I underlayment on slopes above 3 in 12.
- Inspections. Metal roofs need a mid-roof inspection plus a final. A failed inspection means a $100 re-inspection fee.
- Tear-off and insulation. Two or more existing layers must be removed to the deck, and an uninsulated roof with exposed sheathing must be insulated to the energy code. Both can add cost on older homes.
Is metal worth the higher price in Denver?
Metal costs roughly half again to double what a shingle roof does here, and it pays back in decades of life, wind resistance and fewer replacements. If you expect to move within a few years, a quality shingle roof may be the better buy; compare the cost of a roof replacement in Denver.
