A storm counts when the library lists El Paso County among the areas it hit. Each hail size is the storm's largest report, which may have fallen in a neighboring county, and insured losses cover every area the storm hit.
For a Peyton property, the usual answer is standing seam or stone-coated steel on the house and exposed-fastener panels such as corrugated or R-panel on barns, shops and sheds. Every roof is permitted by the Pikes Peak Regional Building Department (PPRBD), since Peyton is unincorporated El Paso County, and two rules shape metal jobs here: PPRBD’s limit on plank decking gaps (1/4 inch), and, on lots mapped for wildfire risk, El Paso County’s requirement for a Class A roof assembly that keeps embers out of the space under profiled metal.

What PPRBD checks on a Peyton metal re-roof
- A permit and a licensed contractor for anything over 100 square feet, unless you own the home, live in it, and do the work yourself.
- Decking: plank sheathing gaps over 1/4 inch must be re-decked, overlaid or filled.
- Mid-roof: not required for direct-to-deck metal shingles.
- Elevation: PPRBD’s ice barrier rule applies above 7,000 feet; the National Weather Service forecast point for Peyton is 6,798 feet, so check your permit receipt.
Wildfire rules and metal
On lots on the state’s 2025 wildfire map, Appendix E of El Paso County’s Land Development Code applies to new roofs from July 1, 2026. For metal, three items matter most:
- Class A. The roof covering or assembly must be Class A under ASTM E108 or UL 790.
- The gap under the profile. Where the metal leaves a space above the deck (ribbed panels, stone-coated steel on battens), block it with noncombustible firestopping, install a cap sheet over the deck, or use a listed Class A assembly.
- Valleys and gutters. 26-gauge metal valley flashing over a 36-inch cap sheet, and noncombustible gutters and downspouts.
