Stone-coated steel is a strong fit for wooded lots on the Palmer Divide, and this Monument project shows one built: about 40 squares of shake-profile stone-coated steel at a 5/12 pitch, insurance-funded, with the contract signed in March 2024 and the roof photographed in April 2024. The home sits among ponderosa pines, which shaped the material choice as much as the storm did.
The problem
Storm damage made the roof due for replacement, and the work was funded through the homeowner’s insurance. On this lot the replacement roof had a second job: living under pines. Needles collect in valleys and gutters, and the trees bring wildfire into any conversation about roofing. The homeowner chose a shake-profile stone-coated steel that keeps a natural look among the trees.
Scope
- Roof: full replacement in stone-coated steel, shake profile, about 40 squares.
- Color: a weathered brown-gray that sits quietly among the trees (first photo).
- Pitch: 5/12, a standard slope.
- Install: panels set from the eaves up, with rake trim run as the courses climb (second photo).
The process
- Find the lines on the map. Two questions change a Monument roof: which side of 7,000 feet the home is on, and whether it is inside Town of Monument limits or in unincorporated El Paso County. The Town suggests checking its interactive map or the county assessor’s record.
- Permit. PPRBD permits and inspects roofs for both the town and the county around it.
- Ice barrier decision. Above 7,000 feet PPRBD requires an ice barrier, so we confirm the elevation before writing the materials list.
- Tear-off and deck check, then underlayment and edge metal.
- Panels and trim. Courses climb from the eave, with rake and hip pieces fitted as they go (second photo).
- Final inspection and cleanup, including the needles and debris a wooded lot adds to any roofing job.
Timeline
Contract in March 2024; job photos in April 2024. Spring on the Palmer Divide can still bring snow, so schedules leave room for weather days.
What this project shows about Monument roofs
- Elevation is a spec, not trivia. The 7,000-foot line decides the ice barrier requirement.
- Town or county matters. El Paso County’s wildfire standards can apply to new roofs in unincorporated wildland-urban interface areas from July 1, 2026.
- HOAs may have a say. Some Monument neighborhoods, such as those in the Woodmoor Improvement Association, review roof color and material, so get approval before ordering.
