The Austin-specific costs to plan for
- Structure and permits. The City of Austin exempts from building permits only roof covering replacements that do not adversely affect the roof structure. Switching from shingles to natural slate often means reinforcing rafters, which is structural work, so expect a permit and possibly an engineer. Replacing more than 128 square feet of decking also needs a permit.
- Wildland-Urban Interface. In the city’s WUI zones a Class A roof assembly is required, and replacing 50 percent or more of a roof triggers a full replacement to that standard. Check your zone on the city’s WUI map.
- Tax. Texas does not tax labor on residential remodeling. Materials are taxed, either inside a lump-sum price or on a separate materials line.
- Specialty labor. Slate is cut, punched and nailed by hand with copper nails and metal flashing, and fewer crews do it well. That skill is part of the price, and it is what keeps a slate roof from leaking at the valleys.
Is slate worth it for an Austin home?
Slate makes sense when you plan to keep the house for decades, love the look, and the structure can carry it.
