Roof replacements in Parker are permitted and inspected by the Town of Parker Building Division, not Douglas County. The Town’s re-roofing requirements (revised July 1, 2026) apply the 2024 IRC and the 2025 Colorado Wildfire Resiliency Code, require a permit for anything beyond minor repairs or one square (100 sq ft), allow no overlays of asphalt shingles, call for six nails per shingle, require Class A roofing, and require drip edge on all rakes and eaves. Every roof permit gets a final inspection; a mid-roof inspection is added for tile, slate, stone-coated steel, solar shingles, EPDM and flat roofs.

Why “the entire plane” matters after hail
Hail rarely damages every slope the same way. If an adjuster approves one slope, Parker’s rule means that whole plane, with its drip edge, flashings and vents, is replaced together. That is worth knowing before you sign a scope. The claim stays yours; our inspection photos make sure nothing on that plane gets missed in the scope.
Scheduling around Parker’s inspection limit
The Town allows only 35 residential roof inspections per day, requested through a contractor’s eTRAKiT account, with no same-day requests. After a widespread storm, inspections can stack up, so a roofer who books early keeps your job moving. Have a ladder plan ready: the Town requires ladders secured at the top and bottom for every roof level.
Hail in Parker and The Pinery
On June 6, 2012, NOAA’s Storm Prediction Center logged 1- to 1.25-inch hail in Parker and 1- to 1.75-inch hail around The Pinery. More on that storm in the June 6, 2012 hailstorm. Parker sits lower than the Palmer Divide towns to the south (the National Weather Service forecast point is 5,876 feet), but hail does not care about elevation.
