This Lakewood project is an insurance-funded storm roof replacement on a one-story home: about 20 squares of Owens Corning Duration shingles in a light brown blend at a 4/12 pitch, with new gutters and exterior paint in the same job. The contract was signed in July 2025 and the work was photographed in September 2025.

The problem

Storm damage left the original roof due for replacement, and the homeowner’s policy funded the rebuild. Because the same storm season tends to mark up gutters and siding along with shingles, the owner bundled the gutters and an exterior repaint into one project rather than scheduling three trades in three different months. One permit window and one cleanup is easier on a family than a summer of separate crews.

Scope

  • Roof: full tear-off to the deck and new Owens Corning Duration architectural shingles, about 20 squares.
  • Color: a light brown blend in the Driftwood family, which reads as a warm mid-tone from the street.
  • Pitch: 4/12, a walkable standard slope.
  • Also in the job: new gutters and exterior painting.

The process

  1. Inspection and photos. We documented the roof slope by slope so the homeowner had a clear record to share with their insurer.
  2. Permit. Lakewood requires a roofing permit before tear-off on any re-roof, and every roof covering in the city must carry a Class A fire rating. Duration shingles meet that rating.
  3. Delivery. Shingles and underlayment were loaded onto the roof (first photo) so the tear-off and dry-in could happen the same day.
  4. Tear-off and deck check. The old roof came off to the deck, as the city requires for houses, and any soft or damaged sheathing was replaced.
  5. Install. Underlayment, drip edge, field shingles, then hip and ridge caps (second and third photos).
  6. Inspection. Lakewood inspects most re-roofs through photos uploaded to the permit in eTRAKiT, so the crew photographs each stage as it goes.
  7. Gutters and paint. With the roof done, the gutters and the repaint followed, so ladders and drop cloths never fought a roofing crew for space.

Timeline

Contract in July 2025; job photos in September 2025. Roof, gutters and paint ran in that order, roof first so nothing new got scuffed by tear-off debris.

What this project shows about Lakewood roofs

  • Pitch decides underlayment here. Under 4:12, Lakewood wants double felt. At 4/12 and up, single is fine. Ask your roofer what your pitch is before you compare bids, because a low-slope section changes the materials list.
  • Class A is citywide. In Lakewood it is not limited to wildfire zones, so every shingle, metal or tile product on the quote has to carry it.
  • Bundle the exterior when it makes sense. Storm years often hit the whole exterior. Doing roof, gutters and paint as one project kept the sequence right: top down.

Frequently Asked Questions

Why did this Lakewood roof get single underlayment instead of double?

Lakewood's re-roof handout calls for double felt only on slopes under 4:12. This roof measured 4/12, right at the line, so standard underlayment met the city rule. A roof one step flatter would have needed the double layer.

Was the old roof torn off or covered over?

Torn off. Lakewood requires residential re-roofs to be removed to the deck, which also lets the crew see and replace any damaged decking before the new shingles go on.

Who handled the insurance side?

The homeowner. The policy and the claim belong to the owner. Our part was the inspection, the photos and the build, with the work matched to the approved scope.
