Roof insurance claim help in Denver starts with knowing what Colorado law requires of your insurer and of any roofer you hire, and which Denver code items belong in the repair scope. You file and settle the claim yourself. Integrity Roofing and Painting’s part is the evidence: a free inspection, dated photos of every hail hit and lifted shingle, and a written scope, so nothing gets missed in the scope. We do not file, handle or negotiate claims.
The first week after a Denver hailstorm
After the May 30, 2024 storm across the northern and eastern metro, the Colorado Division of Insurance (DOI) issued a consumer advisory. Its advice, in order:
- Contact your insurer or agent soon. The DOI can look up your company’s contact details if you do not have them.
- Photograph the damage when it is safe and limit further harm, such as covering an opening so rain cannot get in.
- Find your wind and hail deductible on the declarations page. Many are a percentage of dwelling coverage (1, 2 or 5 percent). If the estimate is below it, the insurer pays nothing.
- Expect an adjuster, and ask for an itemized explanation of any settlement offer.
- Do not rush to settle. Get more than one contractor estimate to check the numbers.
- Report hidden damage before the extra work. Repairs can uncover more; the insurer may approve a supplement.
Questions about how your claim is being handled go to DOI Consumer Services at 303-894-7490 or DORA_Insurance@state.co.us. For how a specific insurer takes a claim, see our guides to American Family, Travelers and other carriers.
Colorado insurance law worth knowing
- Law and ordinance coverage. C.R.S. 10-4-110.8 defines it as coverage for the increased cost of repair or construction caused by enforcing building codes, and requires insurers to make it available before issuing or renewing a replacement-cost policy. Since January 1, 2025, the declarations page must show in bold whether you bought or rejected it.
- Recoverable depreciation. The same statute defines it as the difference between replacement cost and actual cash value. Many policies hold it back until the work is done; read how long you have to finish repairs and still recover depreciation.
- Time to sue. A homeowners policy cannot cut the time to file suit shorter than the statute of limitations (C.R.S. 10-4-110.8(12)).
- Unreasonable delay or denial. Under C.R.S. 10-3-1116, a first-party claimant whose claim was unreasonably delayed or denied may sue for attorney fees, court costs and two times the covered benefit. That is a question for an attorney, not a roofer.
Colorado roofing contract law
Before any residential roofing work, Colorado requires a written contract (C.R.S. 6-22-103). You can cancel within 72 hours after written notice that your claim was denied in whole or in part (6-22-104), and no roofer paid from a claim may cover your deductible (6-22-105). Our Denver storm damage page lists every required contract term.
Denver code items that show up in a roof claim scope
A Denver reroof has to pass the city’s final roof inspection, so the scope has to include what the City and County of Denver requires, not only what the hail broke:
| Denver requirement | Why it matters to the claim |
|---|---|
| Shingles rated 115, 125 or 140 mph by zone (ASTM D7158 or D3161) | West-side homes between Sheridan and Kipling need the 140 mph rating |
| Tear-off to the deck where two or more layers exist | Disposal and labor for every layer |
| No gap between deck boards over half an inch, and no opening over 6 square inches on board decking | Older board-decked roofs may need new sheathing |
| Insulation when an uninsulated cavity is exposed (R-30 above, or R-38 flat / R-49 attic below) | A code cost that law and ordinance coverage may address |
| B-vent storm collars and sound vent caps | Hail-crushed caps are part of the repair |
| Asbestos inspection per CDPHE where required | Older roofing may need testing before removal |
| Partial roofs end at a natural edge, never a partial slope | Limits how small a repair can be once a permit is needed |
Whether your insurer pays for any code item depends on your policy. We list them so you and your adjuster are looking at the same roof.
How we document a Denver roof for your claim
We inspect every slope, the attic, flashing, vents, gutters and soft metals, mark and photograph hits, and note anything that is wear rather than storm damage. You get the photos and a written scope to share with your adjuster. If the storm did not damage the roof, we tell you so and you can skip the claim. For what hail does to each roof type, see hail damage roof repair in Denver, or book a Denver roof inspection first.
